Utilities, access routes, parking arrangements, and other necessary site resources should remain available. Hidden conditions such as damaged framing, outdated wiring, plumbing deficiencies, moisture damage, or other concealed issues may require additional work and may affect the project schedule and cost.
8. Scheduling & Delays. Project schedules are prepared in good faith and depend on factors including material availability, inspections, permitting, weather, subcontractor availability, and site conditions. Circumstances outside our reasonable control may result in schedule adjustments. We will make reasonable efforts to communicate significant changes and coordinate revised schedules with the client.
9. Materials & Substitutions. Materials and fixtures will generally be selected according to the approved project documents. If a specified item becomes unavailable, discontinued, or subject to an unreasonable delay, an alternative may be proposed. No material substitution that materially changes the agreed quality, appearance, or function will be made without appropriate client approval.
10. Client Responsibilities. Clients are responsible for providing accurate project information, identifying known property conditions, making timely selections, providing required approvals, and maintaining reasonable access to the premises. Personal belongings, valuables, artwork, sensitive documents, and fragile items should be removed or secured before work begins. Delays resulting from incomplete client decisions or restricted access may affect project timing.
11. Payments. Deposits, progress payments, and final balances are governed by the payment schedule stated in the applicable project agreement. Amounts become due according to the agreed milestones or invoice terms. Failure to make required payments may result in a temporary suspension of work, rescheduling, or other remedies permitted by the project agreement and applicable law.
12. Completion & Punch List. Upon substantial completion, the client may review the completed work and identify reasonable outstanding items within the scope of the agreement. We will make commercially reasonable efforts to address valid punch-list items. Minor variations that naturally occur in handmade, renovated, or construction work do not necessarily constitute defective workmanship.
13. Warranty. Any workmanship warranty provided by Living Area Solutions will be described in the applicable written project agreement. Manufacturer warranties for appliances, fixtures, equipment, or supplied materials are separate and remain subject to the manufacturer's terms and conditions. Warranty coverage may exclude normal wear, misuse, unauthorized alterations, neglect, accidents, environmental events, or work subsequently performed by another party.
14. Cancellation & Rescheduling. Requests to cancel or reschedule a project should be submitted in writing as soon as reasonably possible. Cancellation may result in charges for completed design work, labor, specially ordered materials, restocking costs, scheduling commitments, or other non-recoverable expenses permitted under the project agreement.
